There is a lot involved in the home buying process. There is excitement, sure, but there are also a lot of important steps. You have so many questions to consider: What’s your budget? What neighborhood do you want to live in? What are the non-negotiable features you want in your house? 

It is important to answer those questions before you ever start shopping.

So you’re ready to buy a home. Where do you start? There is probably a lot you already know about the home buying process. I’m here to help you with the parts you don’t know about.

Step One: Know Your Budget

You don’t want to start house shopping and get your hopes set on a house only to find out that it is out of your budget.

Call your lender first. We will look at three factors: your credit, your income and your down-payment. I analyze all of these things and help you figure out how to get the monthly payment you can comfortably afford. 

Step Two: Get Pre-Approved

After we figure out your budget, then we begin your loan application. This is the pre-approval step. You really want to have this step taken care of before you start actively looking at homes.

Step Three: Hire an Agent and Start Shopping

Now that you’re pre-approved it’s time to hire a real estate agent. As an experienced lender in the Denver area, I will connect you with a great realtor. Your agent will listen to what you want in a house and then show you homes within your budget that fit as much of your criteria as possible.

Step Four: Write an Offer

This is an exciting step! This means you have found a house you want to live in and you are ready to buy! Your realtor can help you write an enticing, competitive offer. The offer will be based on the amount of funding you are approved for and how much earnest money you are putting down. It will also depend on the value of the house. You also want to consider how much inventory there is available in your price range.

Step Five: Start the Loan Process

After the buyer accepts your offer, you will sign pre-loan disclosures. This kicks off the loan process. As your lender, I then walk you through all of this process. 

Step Six: Pick Up the Keys to Your New Home

If everything goes as planned and there are no hang-ups in the loan process, you have officially purchased a home! When we cross all the i’s and dot all the t’s, your realtor will give you the keys to your new home.
